Narraweena sits on the hills between Dee Why, Cromer, Beacon Hill, Oxford Falls and Brookvale, about 78 metres above sea level. It was subdivided and built out after the Second World War — the local post office opened in 1953 — and that single fact explains most of the roofing work here.

A whole suburb of roofs the same age

When a suburb is built out in one burst, its roofs reach the end of their service life in one burst too. Narraweena is full of concrete-tiled brick and fibro houses from the early 1950s onward, and the mortar bedding under their ridge and hip capping has now been through seven decades of thermal cycling. It dries, shrinks, cracks, and eventually lets the caps move.

Once a cap can rock, water goes straight under it at the highest point of the roof. That is the single most common fault we find on these streets, and it is also one of the most economical to fix properly if the tiles themselves are still sound.

Restoration usually wins here

On a Narraweena tile roof the tiles frequently still ring solid. What has failed is the pointing, the surface coating and a scatter of cracked units. That is the textbook case for roof restoration: repair, clean, rebed, repoint, coat. You get most of the benefit of a new roof without exposing the structure or sending tonnes of tile to landfill.

Where it is not the right answer: tiles that sound dull when tapped because they have gone porous, roofs with no sarking that are already letting water through slipped tiles, and leaks that originate at a flashing rather than at the ridge. In those cases we will say so and quote the work that actually fixes it.

Elevation, wind and trees

The ridge position means more wind on the caps and flashings than a sheltered suburb gets, and the mature street trees planted with the original subdivision drop a steady load into gutters and valleys. Both are worth checking in the same visit.
