Bordered by water on the north-east

Cromer runs from the Beacon Hill and Narraweena ridges down toward Narrabeen Lagoon, which forms its north-eastern boundary. The golf course sits in the low ground, with the Arcus tributary crossing the fairways and draining into the lagoon. The suburb was known as Dee Why West until the name changed around 1940, and the housing that followed is largely 1950s and 60s brick and fibro with concrete tile.

That geography sets up two distinct jobs.

Up on the slope

The higher streets have the ordinary problems of a post-war tile suburb: ridge bedding dried out and pointing cracked away, individual cracked and slipped tiles, and roofs with no sarking where a single slipped tile puts water straight onto the ceiling. Restoration is often the right call where the tiles themselves still have life in them.

Down near the lagoon and the creek lines

On the low ground it becomes a drainage question. Water is already arriving from uphill, the ground does not drain quickly, and the roof has to shed its volume without help. The faults we find are gutters with insufficient fall, gutters sized for a smaller original house, too few downpipes, and downpipes discharging somewhere that cannot take the flow. Valleys full of leaf litter make all of that worse by dumping concentrated water at one point instead of spreading it along the gutter.

What we check in Cromer

  • Ridge and hip bedding and pointing condition across the whole roof, not just the visible front
  • Valleys, especially on the stepped and L-shaped house forms common here
  • Gutter fall, capacity and downpipe count against the actual roof area
  • Whether a later addition has outgrown the original drainage
  • Sarking presence in the roof space, because it changes the risk of any single tile failure
