What this service is
Northern Beaches Roofing connects homeowners on the Northern Beaches with established, licensed and insured roofing contractors who do the work. You deal with us to get the roof looked at, to get the findings written down and to get a price. The work itself is carried out by contractors working to NSW Fair Trading requirements, and the completed job carries a written workmanship warranty.
That arrangement is set out in full on the disclaimer page. We mention it here because it is the honest description of how this works, and because it is better that you know before you call than after.
Why the specification conversation comes first
Most roofing enquiries get answered with a price. On this coast that is the wrong order, because the same job is not the same job at two different addresses.
A house a hundred metres back from breaking surf at Curl Curl needs different steel and different fasteners to an identical house at Narraweena. BlueScope publishes exposure bands for marine environments, and fastener corrosion grades are set under AS 3566, so the right answer for a given property is a matter of record rather than opinion. Put inland-grade hardware on a beachfront roof and it will fail at its fixings in a few years, no matter how carefully it was installed.
Go inland and the question changes again. Properties against Garigal National Park and the bushland running toward Ku-ring-gai Chase sit on mapped bushfire-prone land, where roof construction follows AS 3959 — non-combustible coverings, full sarking on tiled roofs across the common BAL ranges, and ember detailing at ridges, valleys and gutter lines.
So the first visit is about working out which roof you actually have. The price follows from that.
What you get, and what you do not
You get:
- A free inspection where somebody gets onto the roof and into the roof space where there is access, rather than assessing it from the driveway
- Photographs of what was found
- A written quote that separates what needs doing now from what can wait
- A clear explanation of what is driving the cost, in the terms of your roof rather than generic ranges
- A written workmanship warranty on completed work
You do not get:
- A price over the phone before anyone has looked, because that figure would be invented
- Pressure to decide on the day. There is nothing to sign at the inspection
- A sales pitch for the most expensive option. If a restoration will get you ten more years, we would rather say so than quote a replacement
- Door-knocking. If someone turns up unannounced claiming your roof needs urgent work, that is not us
The area we cover, and why it is not one area
The Northern Beaches runs from North Head to Barrenjoey on the ocean side and inland over the ridges to the national park boundary. For roofing purposes it behaves as two environments. On the coast, from Manly through Freshwater, Dee Why, Collaroy and Mona Vale up to Palm Beach, the controlling factor is marine exposure and wind-driven rain. Inland, through Frenchs Forest, Belrose, Forestville, Beacon Hill and Allambie Heights, it is leaf load, blocked valleys and ember risk.
In between sit the lagoon flats and the escarpment streets, where the issue is volume: water arriving faster than the drainage was designed for. The service area pages set out what we see in each suburb rather than repeating the same paragraph thirty times.
The honest position on price
Roof size, pitch, covering, access, how far the damage has spread once the first tiles or sheets come off, and the exposure grade the specification has to meet. Those are the levers. Access alone can be a large share of the job on a steep Pittwater block or a cliff-side house, and nobody can see that from a phone call.
The quote follows the inspection. It is written, itemised, and yours to compare against anyone else.
Talk to someone
Call (02) 8000 1949 or send the form. Tell us the suburb, the roof type if you know it, and what you have noticed. If water is coming through a ceiling now, say so — that goes to the front of the queue. More on what we do and where we do it.
