Narrabeen is defined by its lagoon. The water sits behind the beach and dune line, the surrounding land is low and flat, and the catchment draining into it includes the slopes behind Collaroy, Cromer, Elanora Heights and Oxford Falls. When heavy coastal rain arrives, a great deal of water is moving through this suburb at once.
Drainage decides everything here
On the lagoon flats, the roof faults that cause real damage are drainage faults. The pattern is consistent:
- Gutters sized for the original house, on a house that has since been extended
- Too few downpipes, or downpipes discharging into a stormwater line that cannot take peak flow
- Valleys partly blocked, so water arrives in a concentrated sheet at one point in the gutter rather than spread along it
- Insufficient gutter fall, so water sits and the gutter corrodes from the inside
- Box gutters on flat and low-pitch additions with no adequate overflow provision
Because the ground is low, overflow does not drain away harmlessly. It banks up against the house.
The beach side
The streets nearer the ocean and the dunes have the usual coastal story on top: corrosion starting at screw heads and cut sheet ends, flashing laps opened by wind-driven rain, and salt collecting in the parts of the roof rain never rinses. Fixings and flashings need to be rated for the exposure, not for a generic suburb.
Housing and what it needs
Original beach cottages, 1960s brick-and-tile, walk-up flats along the main road, and newer two-storey rebuilds. On the tile roofs it is usually bedding and pointing. On the flats it is membrane, parapet and box gutter work. On the cottages it is often valley irons, fascia and the timber behind it, because light construction plus decades of salt air adds up.
