A suburb with two building eras side by side
Warriewood is unusual on the Northern Beaches because a large part of it is new. The Warriewood Valley was identified by the NSW Government as a land release area and rezoned for additional housing, with the project including clean-up of the water bodies and wetlands and management of flood risk. The result is a suburb where modern estate housing sits next to the older stock and the Warriewood Wetlands, which contain several endangered ecological communities.
As of the 2021 Census about half the dwellings here were separate houses, with a quarter semi-detached and a quarter apartments. That mix means we see three very different roofs within a kilometre of each other.
The newer estate roofs
Low-pitch Colorbond and similar sheeting, often on compact blocks with minimal eaves, concealed or part-concealed gutters, and roof planes interrupted by skylights and service penetrations. These roofs do not fail from age. They fail from detailing:
- Penetrations and flashings that were not finished properly at handover
- Low pitch close to the profile minimum, where any lap shortfall lets water in
- Box gutters and parapet upstands on the townhouse and terrace forms
- Gutters with very little fall because the roof form left nowhere for it
If you are in a house less than fifteen years old and you have a leak, the fault is almost always a detail rather than the covering.
The older houses and the wetland edge
The pre-release housing is the familiar Northern Beaches mix of post-war brick-and-tile and fibro, with bedding and pointing work on the tile roofs and gutter renewal on everything. Near the wetlands, the litter is fine and fibrous from paperbark and tea tree rather than long gum leaf, so fine mesh leaf guard is usually the right product here, unlike the Forest suburbs.
Flood management in the valley also means drainage is taken seriously, and your roof is the top of that system. Gutter capacity and downpipe count are worth checking rather than assuming.
