One suburb, four kinds of roof

Dee Why covers more ground and more building types than most of its neighbours. The beachfront and The Strand end is apartment and unit stock with flat and low-pitch roofs. Behind that sits a belt of post-war brick-and-tile houses. North toward the lagoon and the reserve the land flattens and drainage takes over. And along the Pittwater Road spine there is a dense layer of 1960s and 70s walk-up flats with roofs that are common property.

Each needs looking at differently, which is why we will not quote a Dee Why roof over the phone.

Beachfront and the headland

Direct salt exposure. Fixings corrode first, then cut sheet ends, then flashing laps, then gutter interiors. On the elevated streets near Dee Why Head, add wind loading on ridge caps and barge flashings. Replacement hardware needs to be corrosion rated for the actual distance from the surf — that is the subject of the metal and Colorbond page.

Flat roofs and unit blocks

The low-pitch and flat roofs on the walk-up blocks fail in a completely different way to a pitched tile roof. With minimal fall, water sits rather than runs, so the failure points are membrane wear, parapet upstands, box gutter capacity and the outlets. A blocked or undersized outlet on a flat roof puts water inside the building, not over the edge.

Because these roofs are common property, the practical first step is usually a written inspection and report the owners corporation can act on.

The lagoon flats

North of the beach, around Dee Why Lagoon and the reserve, the ground is low and flat. Gutter capacity, downpipe count and the condition of the stormwater connection decide whether a heavy rain event becomes a problem. An original gutter on a house that has since been extended is frequently the culprit.
