Beach at the front, lagoon at the back
Curl Curl sits between the South Curl Curl headland and the lagoon system behind the dunes, and those two features split the suburb into different roofing problems.
The beachfront and the streets climbing the headland get the full salt load. Onshore wind carries chloride onto every surface, and the parts of the roof rain does not rinse — under eave overhangs, the shaded side of a ridge, the inside of gutters — collect it and keep it. Fixings go first. We routinely find metal roofs where the sheeting is sound and every screw needs replacing.
Behind the dunes, around the lagoon and the reserve, the ground flattens and the water table is close. Here it is drainage, not corrosion. When heavy rain comes in off the coast, the roof has to shed volume fast, and gutters sized for a smaller original house are not up to a roof that has been extended twice.
What that means for the work
- Beach side: fixing replacement in corrosion-rated hardware, flashing renewal, cut-edge treatment, and gutter runs that have rusted through from the inside
- Lagoon side: gutter capacity and fall, downpipe count, valley clearing, and keeping water moving rather than pooling
- Everywhere: ridge pointing on the 1950s and 60s brick-and-tile stock, which is widespread through here and reaching the end of its pointing life
Housing and what suits it
Original beach cottages survive in pockets alongside post-war brick-and-tile and newer two-storey rebuilds. On a sound tile roof where only the pointing and a few tiles have gone, restoration is usually better value than replacement. Where the tiles have gone porous or the metalwork has failed across the board, a re-roof is the honest answer, and the steel grade has to match how close to the surf you actually are.
