Close to the surf, and it shows

Freshwater is a compact beach suburb wedged between the headland at the southern end and the Curl Curl side to the north, with the village sitting just back from the sand. Streets within a short walk of the beach are about as exposed as roofing gets in Sydney, and the evidence is consistent: rust at screw heads, rust at cut sheet ends, rust inside gutters, and flashing laps that have given up long before the covering around them.

This is where specification does the heavy lifting rather than workmanship alone. BlueScope publishes exposure bands for severe marine conditions, and fastener corrosion classes are set under AS 3566 — Class 4 is the ordinary coastal specification, and manufacturer guidance warns against relying on Class 3 within a few hundred metres of surf. Put inland hardware on a Freshwater beachfront roof and it will fail at its fixings while the sheets still look new.

The housing mix

Original fibro and weatherboard beach cottages still sit alongside 1960s brick-and-tile, 1970s two-storey homes and a steady stream of architectural rebuilds. Each brings its own fault:

  • Cottages: light construction, often no sarking, timber that has been in salt air for decades, and valleys that have rusted through
  • Brick-and-tile: ridge bedding and pointing that has cracked out along its whole length
  • Rebuilds: low-pitch and parapet forms where a box gutter outlet or an under-lapped junction becomes a leak rather than a drip

What we would check first

Fixings and sheet ends on any metal roof. Flashings at every penetration. Ridge capping on tile. Gutter interiors, because corrosion there works outward from the inside and is well advanced before you can see it from the ground. And the roof space, where the wet batten and stained sarking show the actual entry point rather than the ceiling stain.
